Each step of this “ladder” has its check and balances as well as a Go / No Go analysis at its end.
Our scope of services encompasses every step of the project development project ladder
and the steps required to complete them.
We consider important that projects be formulated and developed under a life cycle approach, where economic and physical life of the projects be considered. Considerations include operations and management, eventual rehabilitation, re-formulation and finally, retirement. Concept

Site Evaluation – We’ll help our clients select the most appropriate parcel for your facility. This, by searching for available land that sits in the most desirable location business wise and its zoning is consistent with the intended use. We’ll assist in land acquisition and make the necessary RCRA due diligence studies.

Environmental Planning and Review Process – Prepare, coordinate, file required environmental studies needed for your project. Public participation is key to this process and minimizes misinformation. We strongly suggest meeting with applicable community groups and neighboring communities in order to grasp their needs and improve on your project.

Master Planning – In strict coordination with the environmental assessment, planning the distribution of space in the project will deliver an effective use of land. Also, the business aspect of your project is used for input in the planning process as well as input from a facilities management point of view. Here, we make sure that no aspect of your concept is left while having complete coordination with every component of your facility’s life cycle.

Preliminary Design – Although required by Government Agencies, the preliminary design helps our clients understand the feasibility of an idea. This is prepared concurrently with a preliminary construction budget and feasibility study.

Preliminary Budget & Feasibility – When done with concurrently with a preliminary design and planning, it helps our clients develop a business model which is feasible, buildable and, most of all, possible. A business model that is feasible and strong is key to securing financing in these challenging times.

Market Research – Done in conjunction with the feasibility phase, market research will help you understand the strength and weaknesses of your idea and improve your project. We’ll check and see what your competitors are doing and help our client understand what the market needs.

Zoning Requirements Evaluation – We’ll evaluate what the zoning of the selected location of your project requires and coordinate it with the business model. If needed, a zoning permit will be submitted to reflect the market, environmental and you project’s needs.

Business Model Planning – Coordinated with the feasibility studies and master planning, planning your business model at this point will help you build a strong business model and establish your capital needs.
Permitting

Supervision and Coordination of Required Studies – We’ll help you in acquiring the best available scientific studies in order to understand the environment where your project will be located. This with the purpose of building a strong model for your project.

Presentation of Required Documents to Applicable Government Agencies – We’ll prepare and coordinate everything that is needed in filing every permit required in order to successfully build your project. This, from the zoning permit (if needed) throughout the environmental assessment or impact document, preliminary development permit, construction permit, infrastructure endorsements and points of connection. This, in the local, state and federal governments.

Coordination and Follow up on Agency Endorsement and Commentaries – We’ll guide you through the entangling process of securing government permitting of your project. This, by effectively presenting to, coordinating with, and following up on the decision makers in every level of government regulators.

Strategic Planning on Permitting – Permitting has become a project management problem. Strategic planning, risk management and moving this process on an effective flow structure will help our client successfully comply with every aspect of this, sometimes frustrating process.

Plans Preparation and Coordination – We use latest BIN technology to deliver the best drawings available to minimize confusion and maximize benefits.

Specs and Construction Documents Preparation – Clear and complete specifications and construction documents are key to successfully completing a project. Most construction claims arise from incomplete or deficient construction contract documents. We use our vast experience and knowledge to deliver the best and up to date documents for the successful completion of your project while keeping change orders down.

Cost & Development Estimating – Delivered after the final drawings, we’ll give you a budget of construction, development, maintenance and operation costs in order to secure financing and continue on to procurement. We include a Source & Uses of Funds analysis as well as a cash flow taking into account construction progress, sales and absorption of the market.
Construction

Procurement of Contractors – ECZG will assist you in the bidding process. We’ll prepare a bid package, invite several contractors to bid (in the case of a closed bid) or advertise a public bid, celebrate a pre bid conference, answer any bidder questions and concerns and evaluate bid received.

Support for Financial Procurement – We’ll assist in everything that’s needed for securing financing for our clients’ project. From cash flow and Sources & Uses of Funds to meeting with financial institutions to present the project.

Construction Management (One or Multiple Contracts) – If needed we can manage one or multiple construction contracts through our subsidiary, Endeavor Construction Group Inc. This, through a fast track method which will save you time by phasing the project so that construction begins as soon as each phase of the project is ready.

General Contracting – Construction Services delivered through our affiliate, Endeavor Construction Group, Inc.

Scheduling and Progress Monitoring – Using latest techniques, we’ll track the progress of your project (in terms of schedule, costs, cash flow) and ensure an on budget, on time delivery. If needed, value engineering could be used to generate savings while maintaining functionality.

Inspection & Supervision – If requested, we’ll provide inspection services for the construction phase. This in order to monitor progress, compliance and quality of your project.

Environmental Compliance – A sensitive and important aspect of every project, we’ll make sure that you project is built in a way consistent with environmental regulations (Local, State and Federal).

Delivery – Final inspection, and coordination of any tenant / owner work needed for start up of operation.
